Should I get an epoxy garage floor?

By Patrick Dowd of California Concrete Restoration

Have you ever thought about getting an epoxy garage floor coating?

They look fantastic, can protect your concrete from deterioration and can keep dirt and oil from being tracked into your home. If done properly, an epoxy garage floor coating can transform your grimy garage into an attractive new room for a home office, gym, a play room for the kids or for entertaining.

Real estate people often list an "epoxy garage floor" right after the number of bedrooms and bathrooms when listing the assets of a property.

There are several ways to go:

1.) You can buy a garage floor coating kit from Home Depot, Lowe's or most paint stores for about $99 for a 2 car garage and do the work yourself.

It is not easy work and will probably take you 2 days to complete. Also, there is NO warranty that the coating won't peel up, fade or discolor. You MAY be able to get your $99 back but you will still have a mess left at home.

2.) You could have Home Depot's or Lowe's contractors do the job.

They will use the same basic materials as in the $99 kit and add some additional decorative chips and a sealer. Their warranty is 1, 2 or 3 years depending on the type of job that you select from them. Using them saves your back but you might not get a coating that lasts very long.

3.) You could hire a professional garage floor coating installer.

They will use industrial-grade materials, have the experience and tools to properly prepare the concrete floor and will give you a 10+ year warranty (they fix problems for free). This is all for the same or lower cost than a big box store contractor.

============================================================

If your budget is limited to $100 and you don't mind doing the work yourself, buy and install one of the $99 kits.

If you don't want to do the work and want a long warranty, use a professional installer.

I have had to sand epoxy paint off of a concrete floor that was not properly applied. What a mess.

Adding an epoxy floor covering to your garage floor also makes the surface less slippery when wet.

CONTRIBUTOR'S REPLY

Frederick,

Glad you found the information useful. Visit our web site at www.squidoo.com/epoxygaragefloors and you will find additional information on the durability of epoxy floors, maintenance, surface preparation and more. Nothing is for sale on these sites. Just free information.

If you are in my operational area of Orange County, CA, perhaps you will call us for a bid on your property. If not, I can probably give you a contact for a professional installer in your area.
